Getting the facts straight on the former Cavalcade pub site

by Ian Shires on 1 November, 2017

There appears to be some misinformation circulating about as to why the private owners haven’t begun developing the former Cavalcade pub site off Stroud Avenue in Short Heath.

A leaflet is circulating the area suggesting it’s the council planners who are holding things up. As we have been following this case closely for some time we know that this is not correct but just to make sure we contacted the planners. Here is the reply:

Further to your inquiry I can confirm that planning permission was 15/0061 granted on 14 April 2016 for “Residential development comprising 15 houses and 15 flats (affects the setting of public rights of way WILL 40 and 41).” Subsequently details to discharge conditions has been submitted and approved by the LPA with the exception of a couple of details these conditions have largely been discharged.

I understand that there is an easement across the site that would prevent this approved scheme from being built out fully so the owner has been advised of the need to apply for permission for an amended layout . Whilst it is possible for an amended layout to be supported no amended planning application has yet been received.

I think that this makes it quite plain that the developer needs to submit an amended planning application in order for the work to progress. The ball remains firmly in his court.

The real losers in all this are local residents who are faced with an untidy litter strewn site in front of their homes each day along with those people desperate to move into much needed new homes.
